§ 94-124. Industrial chic district (ICD).
(a)
Intent . The industrial chic district (ICD) has been designated as an alternative neighborhood where the industrial character of the FEC railroad and less conventional housing types and commercial uses can co-exist. Located along the east side of the FEC railroad line between the tracks and Brelsford Park, the ICD will provide a transition from the railroad to the adjacent residential neighborhoods with adapted and renovated building stock, warehouse style buildings, and large, working storefronts. This area will appeal to emerging artists, individuals seeking atypical housing choices and will include light industrial uses, artist studios, and offices for design professionals. Railroad Avenue provide a corridor which transitions to the adjacent residential neighborhood.
(b)
Development characteristics.
(1)
Off-site parking in a centralized location is encouraged.
(2)
Limited building footprints are required to reduce the scale and massing of proposed developments, to increase the quality of open space, and to transition to the adjacent, lower scale residential.
(3)
Storefronts are encouraged to be designed with a unique industrial character which may include working storefronts, garage doors, oversized fenestration, and unusual building materials.
(4)
Live work uses are encouraged.
(5)
Buildings should set back from the street to protect the scale of the street.
(6)
Boutique hotels are the preferred hotel typology.
(c)
ICD subdistricts shall include: ICD-5 and ICD-3.
(d)
Subdistrict requirements. Developments shall comply with the following:

(e)
Additional subdistrict requirements.

Open space.

When possible, the public or semi-public open space requirement shall be aligned with street ends which terminate at the railroad right-of-way.

When possible, the required footprint separation shall align with the street ends which terminate at the railroad right-of-way, and shall be developed as public or semi-public open space.
